The Industry’s Star Players

Similar to last year, new supply continued to surge into the self-storage industry in 2018, with no shortage of conversions and ground-up development across the country. In addition to massive amounts of new developments, the acquisitions market remained active. And joint ventures between industry veterans and investors new to the industry enabled some noteworthy transactions to transpire.

Perhaps the most significant was real estate investment trust National Storage Affiliate’s (NSA) joint venture with an affiliate of Heitman Capital Management LLC, which was formed to acquire a 112-property portfolio of Simply Self Storage facilities for approximately $1.325 billion. This 8.7 million-rentable-square-foot acquisition resulted in a shift in this year’s top five operators for the first time in years, pushing Life Storage, Inc. (formerly Sovran Self Storage/Uncle Bob’s) down one rank to the no. six slot. NSA now holds the title as the fifth largest self-storage operator. What’s more, the deal knocked Simply Self Storage, which was ranked seventh in the 2017, off this year’s Top Operators list, and Metro Storage LLC has claimed the no. seven spot, rising three spaces from no. 10 in 2017.

While certainly an impressive strategy, this kind of consolidation was not the norm. For the most part, the industry’s top 100 operators of 2017 have continued to shine with moderate growth, enabling them to remain on this year’s list. Nevertheless, there are 17 operators on the 2018 Top Operators List that were not included in the 2017 list, a handful of which have been ranked on previous lists.       

On the following pages, we present the 2018 Top Operators. As in the past, the list is compiled solely from information submitted in the annual Top Operators Survey and is based on total net rentable square feet.
